Your rental runs itself.
Its depreciation doesn't.

Hospitable helps hosts run short-term rentals with less manual work — from guest messaging and calendar coordination to pricing and direct bookings. CSA Partners helps uncover the tax opportunity inside the property through an engineering-based cost segregation study.

short-term rental cost segregation

Why short-term rentals are different.

Short-term rentals often combine the building with furnishings, equipment, site improvements and guest amenities — components that may carry different recovery periods

Short-term rental cost segregation is an engineering-based analysis that identifies qualifying components of a vacation rental property and assigns them to the appropriate depreciation recovery periods.

Furnished short-term rental bedroom

Furnishings and equipment

Furniture, appliances and other guest-ready equipment may qualify for shorter recovery periods when properly identified.

Pool and landscaped exterior of a rental property

Exterior improvements matter

Decks, pools, fencing, hardscape and landscaping can represent meaningful 15-year basis.

Tax documents on a desk

Use affects tax treatment

How a short-term rental is used can affect recovery periods and implementation. Your CPA determines the tax treatment; CSA Partners documents the property.

Already own the property?

A cost segregation study can still be completed after the acquisition year. Your CPA determines the appropriate implementation.

What an engineer finds on site

The components we separate — and where they land

Our SiteWize™ process captures measurements, conditions and photographic documentation on the property itself. Every classification below traces back to physical evidence, not a template.

5-Year

Furniture & furnishings

Guest-ready movable assets.

Beds, seating, dining sets, rugs, window treatments, art and decor are commonly evaluated as 5-year property.

5-Year

Appliances & equipment

Operational STR equipment.

Kitchen appliances, laundry, televisions, game-room equipment and grills are reviewed as equipment with shorter lives.

5-Year

Decorative finishes

Finish selections and built-ins.

Carpet, vinyl plank, cabinetry, countertops, decorative lighting and millwork are evaluated component by component.

5-Year

Dedicated electrical & plumbing

Systems serving specific assets.

Dedicated circuits and plumbing lines serving specific equipment can qualify differently from general building systems.

15-Year

Site & hardscape

Exterior constructed improvements.

Driveways, walkways, patios, decking, retaining walls and fencing are commonly evaluated as 15-year land improvements.

15-Year

Amenities & landscaping

Destination-rental features.

Pools and equipment, hot tub pads, fire pits, outdoor lighting, plantings and irrigation are reviewed individually.

27.5 / 39-Year

Structure & building systems

Long-life building components.

Foundation, framing, roof, envelope, HVAC and core mechanical systems generally remain building property.

cost segregation calculator

Estimate the opportunity before you commit.

A cost segregation calculator estimates how much depreciable basis may be reclassified into shorter recovery periods based on property assumptions. Results are preliminary and do not replace an engineering-based cost segregation study.

Use a few inputs to see an illustrative basis reclassification and tax-effect scenario. This is not tax advice and does not replace a property-specific Benefit Analysis.

The csa partners guarantee

We stand behind the study, not just the number.

If a CSA Partners study is audited and a significant depreciation we identified is ultimately disallowed, we refund our engagement fee, subject to the Guarantee terms. Finding deductions is one part of the work. Building documentation that can stand up to scrutiny is the standard.

Frequently Asked Questions

What does the Benefit Analysis cost?

Nothing. Hospitable hosts are eligible for a complimentary Benefit Analysis. There is no card and no obligation.

How is this different from a property tax appeal?

A property tax appeal challenges assessed value. Cost segregation addresses federal tax depreciation by separating shorter-life components from the building's longer schedule.

Do I need to have bought the property this year?

No. A study can be performed on a property you already own. Your CPA should confirm the appropriate implementation method.

Will this create a problem if I'm audited?

The study is built to support the tax position with engineering, site verification, documentation and a structure informed by the IRS Audit Techniques Guide.

Does someone have to visit my rental?

Yes. Physical site verification is part of every CSA Partners study and is coordinated around the booking calendar.

Do you file my taxes or work with my accountant?

We do not prepare returns or replace your CPA. We deliver the engineering study and supporting documentation to the advisor who files for you.

What does a study cost, and how do you price it?

Pricing is quoted per property and depends on size, complexity and location. You see the estimated benefit and fee before you commit.

I have several rentals. Does that change anything?

Portfolios can be scoped together. Tell us how many properties you operate and we can analyze the group.
